The article was full of stats and gross monthly rents. When I read it, my heart sank. Gross numbers are easy to find, but they’re not always a good gauge of how those numbers will play out over the long term.
It is true that Houston gross rents tend to be higher than the rest of the U.S. The reason is that you have the highest proportion of renters and the highest amount of speculation. But if you look at the total units per rentable unit, you’ll find that in most cities, apartments are comparable to housing.
Average rents are rising in just about every part of the country (with the exception of Denver, where rents are actually falling). That means that there’s much less of a threat of a full-scale apartment crash as rents continue to rise over the next few years.
On the other hand, I’m looking at a new statistic that you may not have seen. Market data and apartment finder data are two different things. But after looking at over 40,000 apartments for rent, I finally found a property that I liked. It had all the features I wanted (garage, washer/dryer in the unit, lots of parking, etc.), but it was only $100 more per month than the average unit.
I’m calling it the “perfectly adequate, affordable apartment.”
